The Olimpia Nova office building in Łódź (formerly Ericpol Software Pool), designed by the design studio Horizone Studio, achieved a BREEAM In-Use certification at the Excellent level in early 2026, achieving a high score of 82.9%. This distinction was awarded more than 11 years after the building’s completion, providing rare and significant proof of the durability of the design solutions employed.
The certification was conducted in accordance with the international BREEAM International In-Use: Commercial Version 6 standard and covered 100% of the building (Whole Building), with an area of 7,516.85 m². The reporting period covered 2024 (January 1–December 31, 2024), and the certificate was issued on March 19, 2026, with validity until March 19, 2029. The assessment achieved very high scores in key areas of the facility’s operation:
Selected detailed categories achieved scores of up to 100%, with most remaining in the 60-90% range, demonstrating a consistently high level of management and environmental performance.
The project, originally implemented for Ericpol (now Epol Holding), from the outset incorporated solutions that were ahead of their time. The building features, among other things:
The building offers over 12,000 m² of usable space, providing comfortable working conditions for approximately 800 occupants. The distinctive “X”-shaped plan allows for optimal lighting in the office spaces and efficient use of space.
The building’s architecture was consciously integrated into the context of the location. The four-story structure with a brick facade references Łódź’s industrial heritage and the historical development of Scheibler’s complex. At the same time, the design took into account environmental protection – approximately one-third of the plot was left as green space, preserving existing natural monuments and a section of the former palace garden.
The location at 175 Sienkiewicza Street, immediately adjacent to Piotrkowska Street and Księży Młyn, further highlights the unique character of the project, combining the historical context with modern technological solutions.
Achieving a BREEAM Excellent certification after years of use confirms not only the high quality of the project but also the effectiveness of its operation and modernization. This is proof that responsible design decisions translate into tangible benefits, both environmental and economic, in the long term. Today, Olimpia Nova, home to Ericsson, remains an example of modern office architecture that combines efficiency, innovation, and respect for the site’s heritage, setting standards for future investments.
